Placement Plan
Elite Property Management Plan
Luxury Vacation Rental Plan
The Placement Plan which finds you a qualified tenant that meets our requirement and yours, the cost is 50% of the 1st months rent. We personally advertise the property, place signs and make flyers, show the property and make sure it is being maintained while on the market for rent, and do a full screening of the prospective tenant(s). Our process for screening is an application for rent, credit check, criminal check, background check, employee verification, and tenancy reference check. We also collect the 1st month's rent and security deposit, perform a walk thru inspection report, legal document contract signing with full disclosures, and key distribution.
The Elite Property Management Plan does everything the Placement Plan does but manages the property each month thereafter. The cost is 25% of the 1st months rent and 8.5-10% thereafter. This plan includes 24 hour emergency service, payment of bills (water, trash, repairs), licensed vendor list for any type of repairs or maintance, respond to tenant and owner, risk management, collection of rent, and distribution of rent. This includes move out condition procedures and any notices or legal procedures that may come about. Also included is a periodic maintance inspection to assure tenants are maintaining the property.
The Luxury Vacation Rental Plan. This service varies with the seasons. Our goal is to bring the luxury to your vacation rental. This plan includes a concierge service, qualified interior and exterior design/staging, and housekeeping services. We will give you the latest market rates and bring in high-end clients.
Elite Vacation Rental Management fee is 25% of the gross rents collected. Non-Elite management fee is 20% of the gross rents collected. All advertising and administrative costs are included.
This service pays any and all expenses for the owner. We inspect the units prior to check-in and after check-out, and disclose a written checklist inspection report. If there are damages they are photographed and documented. We always notify the owner and confirm tenant booking, along with all other maintance and operational services. We only use qualified and licensed vendors, open seven days a week, 24 hour emergency on call service, and room service.
Also included in our Elite Plan is the concierge service that helps the tenants schedule events or make reservations. We have engaged with our local business owners to have these services available for your vacation tenants.
Additional fees: Cleaning fees are paid by tenants in addition to their rents. All damages or extensive cleaning due to tenant will be paid out of the security deposits. City "bed tax" is paid by tenants in addition to their rent which is accounted to the City.
